Your search for the right Inn is a long and arduous task, but it is only a small part of the process necessary to be successful, happy and satisfied with your finial choice.

In our three year quest for the venue that met all or most of the items on our wish list, we found several that seemed or were described as just perfect. However, closer inspection raised some very disturbing issues.

Consider the following:

·         Finding the perfect Inn does you little good if it is located in the wrong place. The location, area demographics and reasons for guests to visit are major factors that are rarely given much thought until the process is well along and result in a lot of wasted time. We traveled many unnecessary miles to see properties that a realtor or so called B&B expert assured us were “just what you want”, only to find few of these factors were considered.

·         You’re not going to be content living in an area that isn’t compatible with your life style, no matter how successful the business turns out. If you are used to the arts, entertainment, conversation and interaction with folks that share the same interests, education and background with you, how happy will you be in small town America where everyone has family that has lived on the same land for generations and still talk about what their grandfathers did? You'll always be an outsider in this type of town.

·         Getting well off the main road has a lot going for it if you’re going to write the next great American novel, but having to travel a half hour to get a quart of milk is a real downer after the novelty wears off, and needing to send detailed maps to prospective guests just so they can find the place is definitely not conductive to a successful operation.

·         Conversely, living and operating an Inn and/or restaurant in a major urban tourist destination is not necessarily an attractive lifestyle for everyone. The sheer size of a large city makes your Inn just another number and nothing special, you end up anonymous along with automatically providing yourself lots of nearby competition.

So, what does the Mimosa Inn have to offer?

·         Location, the most stressed term in Real Estate.  Mimosa Inn is located just two miles off a major interstate exit on the main highway leading to Tryon, a mile and a half from Tryon's visitor information center, two miles from the county visitor center, under three miles from the NC State Welcome Center, an easy drive from three major airports and readily accessible from the major population areas of Atlanta, Charlotte, Greenville/Spartanburg, Columbia & Asheville. The Inn is less than two miles from the center of Tryon, one mile from the hospital & library and sits between the Chamber of Commerce and the Post Office.    Not at all hard to find and exceeded our wish list criteria..

·         Size, you will find a great many of Inn’s or B&B’s offered for sale are already all they can ever be in the way of profitability, expansion or what they can offer, there’s usually not a lot of room left for change or growth. Mimosa’s acreage, ten thousand square foot building size and open areas allow it to offer itself as an attractive venue for weddings, parties, meetings, casual evenings or a full service restaurant. You can choose to do all or none these things yourself or even sub-contract or lease out as an additional revenue stream. Caterers abound who can provide quality food and service who would love to contract events at the Inn.

·         Tryon, probably the most cosmopolitan small town in America, where more than half of the residents are from somewhere else originally, is a charming village and historic, cultural, visual, musical and fabric arts and crafts epicenter, with strong equestrian and viticulture traditions. A popular trail and sports hub. Well known playground of Fitzgerald, Gershwin, Niven, Sherlock Holmes, Nina Simone and many others. Constantly listed in the ten best places to retire, you're sure to have interesting & friendly neighbors. Definitely not average small town America.

  In the spring of 2004 my wife and I moved to Tryon. Thus began seven years of our lives that were nothing short of delightful.
  Over those years, we met and interacted with artists, performers, entrepreneurs, tradesmen, shopkeepers, city officials and countless others who rank among the friendliest, most thoughtful folks we have ever known.
  Taking our leave now, it seems entirely appropriate to extend our best wishes to the town and its residents. This place really is nearly perfect.

·         Reasons to visit, Tryon is regarded as one of the most popular equestrian venues in the country. The many horse shows and events are extremely well known and very well attended. The Blue Ridge Barbecue Festival draws thousands to the area each June. Golf is popular, with many wonderful courses within a half hour, The scenery is breathtaking, with hiking, waterfalls, tubing and rafting available, the many local wineries provide interesting places for visitors, national attractions like the Biltmore, Chimney Rock and Lake Lure are close by.  The Inn’s close proximity to major population centers makes it an attractive week-end get-a-way.

·         Weather, the Tryon area because of its famous thermal belt*, enjoys some of the best weather in America, allowing for year round golfing and outdoor enjoyment.

·         History, Mimosa is extremely historic and is eligible for addition to the National Historic register.

·         Legal, the Mimosa Inn is correctly zoned** for an Inn and restaurant, (and many other commercial ventures) not “existing, non-conforming”, or "grandfathered" as you will find many Inns offered for sale are, thus restricting a lot of future activities, uses and hindering resale.  The Inn has met all required state, local and insurance requirements and  inspections and holds a valid ABC permit.

·         Living costs, you will find North Carolina’s property taxes and cost of living to be extremely attractive in comparison to most other tourist attractive areas.

·         Training, Introduction to the area,  we love this area and won't move far away after the sale. We will happily share our experiences and provide local and business introductions for the new owners as desired.

·         Price, the current price reflects a $300k+ price reduction.

       * Quoting from the U.S. Weather Bureau Report: "Because of the peculiar topographical features at Tryon which affect the flow of air, there are some remarkable variations in the extent and the amount of inversions during the course of a year. Normally, the middle of the thermal belt lies at an elevation of only 400 feet above the valley floor. On no other slope is the center of the thermal belt found so close to the valley floor."

 ** A word of caution to those seeking to become Innkeepers, check the zoning of any property you become interested in. Do it yourself, do not depend on your realtor. A single phone call can save you a whole lifetime of heartache. Horror stories abound of people finding out only after the sale that they can't get an ABC Permit, hold a wedding, expand, rebuild after significant damage or sell for another use.
